Conditions / Refusal Reasons
The proposed extension, by reason of its size, bulk and massing would overwhelm the modest proportions of the original Grade II listed building. In particular, the width of the proposed extension would result in a large, and over-dominant roof form and the use of the glazed link would result in the extension having the appearance of a separate dwelling. The harm to the historic interest of the listed building would be compounded by the extent of the area of proposed excavation, culminating in an alien form of development for this 18th century listed rural property, harmful to its special architectural and historic interest and setting. As such, the proposal would be contrary to Policies CON2, cON3 and CON5 of the South Oxfordshire Local Plan 2011.
