Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 410 PP01, 410 PP09, 420 PP07A, 420 PP03A, 420 PP02A, 420 PP08B, 410 PP04A Rev, 420 PP06B, 420 PP05B and 420 PP10, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s). Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, H13 and CON7 of the South Oxfordshire Local Plan 2011.

That the type, design and external finish of all the new windows and doors shall match the original ones on the dwelling unless otherwise agreed in writing with the Local Planning Authority. Reason: To ensure the details of the development are satisfactory in accordance with policies G6, H13 and CON7 of the South Oxfordshire Local Plan 2011.

That the position and species of the replacement tree for tree T1 identified on the plans, shall be agreed in writing with the Local Planning Authority prior to the commencement of the development. Reason: In the interests of the visual amenity of the area and in accordance with policy C9 of the South Oxfordshire Local Plan 2011.
