The proposed residential use of the building would fail to enhance the immediate landscape setting, in this part of the Chilterns AONB, through the likely introduction of domestic activity and paraphernalia into the proposed outdoor amenity area. As such, the development would be contrary to Policies G2 and E8 of the South Oxfordshire Local Plan 2011 and Policy CSEN1 of the South Oxfordshire Core Strategy 2027 and advice contained with the National Planning Policy Framework.
