Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, OP-001, PE-001, PE-002, PE-003, CMP-001, PF-001, 110202_202 Rev B, 1102202-101 A, 110202-01, MF-cherryTOPO,110202-204, 110202-205 A and 110202-203 Rev D, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The development hereby permitted shall be implemented in accordance with the Mitigation Strategy detailed in chapter 4 of the Phase 1 and 2 Bat Survey report submitted with the application in all respects. Any variation shall be agreed in writing by the Local Planning Authority before such change is made. The condition will be discharged on receipt of a letter from the project ecologist providing evidence to demonstrate that the mitigation has been completed according to the approved report. Reason: To protect the important species on the site, in accordancewith Policy C8 of the adopted Local Plan.

That development shall not begin until a detailed specification at a scale of 1:10 of the type, design and external finish of all internal and external joinery has been submitted to and approved in writing by the Local Planning Authority.This shall include large section through typical frames, architraves, stiles , glazing bars, cills etc of all new windows. Reason: To ensure that the details of the development are satisfactory in accordance with policies D1 and CON 3 of the adopted South Oxfordshire Local Plan.

Details of all new external flues and vents shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with policy CON 3 of the adopted South Oxfordshire Local Plan.

All new rainwater goods shall be cast iron or cast aluminium. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Notwithstanding the details on the submitted plans, the walls on the existing dwelling shall remain as rough cast render and the new extension shall be finished with smooth render as clarified in agent's e-mail of 23 July, 2012. Reson: To ensure that the details of the development are satisfactory in accordance with policies D1, CON 2 and CON 3 of the adopted South Oxfordshire Local Plan
