Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the first occupation of the development, the parking and turning areas shall be provided in accordance with the approved landscape plan V2 dated 07.08.12 and shall be constructed, laid out, surfaced (bound material), drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LP-001, PRP-001, LOC-001, OP-001, COX10-02, COX10-01, COX10-03, COX10-05 and COX10-04, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the development shall be constructed in the external materials as approved under condition 02 of planning permission P06/W0887 unless otherwise agreed in writing with the Local Planning Authority. Reason: To ensure the details of the development are satisfactory in accordance with policy D1 of the South Oxfordshire Local Plan.

That the development shall be carried out in accordance with the tree protection measures as approved under condition 05 of planning permission P11/W0871 unless otherwise agreed in writing y the Local Planning Authority. Reason: To safeguard trees which are visually important in accordance with policies C9 and D1 of the South Oxfordshire Local Plan.

That the surface water drainage details shown on the submitted drainage plan V2 dated 07.08.12 shall be carried out prior to the commencement of development. Reason: In the interests of public health and comply with policies G1 and G6 of the South Oxfordshire Local Plan.
