That, having regard to the single storey nature of the building the new dwelling will appear at odds with the established character of the area and the prominent location of the site at the entrance to the village. The proposal fails to re-inforce local distinctivness and will harm the visual amenity and character of the area and the landscape setting of the village contrary to policies G2, G6, C4 and D1 of the South Oxfordshire Local Plan 2011.
