A yew hedge, or hedge of an alternative species to be first agreed in writing with the Local Planning Authority, shall be planted along the highway side of the boundary retaining wall, as shown on drawing no. 24/901-A/3-RI, within 6 months of the date of this permission, and such hedge shall be so tended as to grow to and remain at a height of not less than 1.5 meters, and any plant which may die or be seriously damaged or destroyed within 5 years of the date of this permission shall be replaced and the replacement shall be properly maintained. Reason: To ensure the character and appearance of the Lewknor Conservation Area is preserved and to help to assimilate the development into its surroundings in accordance with Policies CON 7, C9 and D1 of the South Oxfordshire Local Plan 2011.

Within 6 months of the date of this permission, brick facing in Flemish or English garden wall bond, or other bond to be first agreed in writing with the Local Planning Authority, shall be applied to the retaining wall alongside the highway frontage of the site as shown on drawing no. 24/901-A/3-RI. Reason: To ensure the character and appearance of the Lewknor Conservation Area is preserved and help to assimilate the development into its surroundings in accordance with Policies CON 7, C9 and D1 of the South Oxfordshire Local Plan 2011.
