Description
An extension to village hall. New pitched roof over to provide self contained flat and clerks office, formation of additional parking spaces, revision to P10/E0602. As amended by Letter and drawing number 12 TVH 200B received from the Agent dated 12th July 2012.
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 12-TVH-SL01, 12-TVH-101-A, 12-TVH-100-B, 12-TVH-301-A, 12-TVH-300-A, 12-TVH-SU01 and 12-TVH-200-B, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used in the constriction of the extensions and alterations hereby permitted shall be as set out in the council's letter dated 1 August 2012, or as otherwise first agreed in writing by the Local Planning Authority.
Reason:To safeguard the character of the area in accordance with Policies G2, G6, CON5, D1 and CF2 of the South Oxfordshire Local Plan 2011.
That the new rooflights shall be conservation type, fitted flush with the roof.
Reason: To safeguard the character of the area in accordance with Policies G6, CON5, D1 and CF2 of the South Oxfordshire Local Plan 2011.
That prior to first use of the village hall after the alterations have been undertaken, the parking and turning areas shall be provided in accordance with the submitted plan Drawing 12-TVH-200-B, and shall be constructed, laid out, surfaced (bound material), drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times. That prior to the use of the proposed flat, a space for the use of the proposed flat on the site shall be allocated and clearly indicated for the use of the dwelling at all times.
Reason: In the interest of highway safety and in accordance with Policies G2, D2, CF2, T1 and T2 and Appendix 5 (car Parking Standards) of the South Oxfordshire Local Plan 2011.
Cycle parking facilities shall be provided, in accordance with details to be submitted to and approved in writing by the Local Planning Authority, prior to the commencement of development and thereafter implemented as approved prior to first occupation of development.
Reason: To encourage the use of cycles as a means of transport in accordance with Policies G2, CF2 and T2 and Appendix 5 (Parking Standards) of the South Oxfordshire Local Plan 2011.
That prior to the commencement of the development, details of surface water drainage, including the drainage of the enlarged car park and details of the drainage of the roof areas shall be submitted to and approved in writing by the Local Planning Authority, and shall be implemented as approved prior to the first occupation of development.
Reason: To prevent pollution and in the interest of highway safety and in accordance with Policies G2, EP1, T1, EP6 and CF2 of the South Oxfordshire Local Plan 2011.
