Two storey rear extension and internal alterations to provide new bedroom and one new shower room, with extended kitchen and dining room. Two new dormer windows and one new rooflight within existing extension (As amended by drawing no. BS248/004A accompanying Agents email received 28/06/12 and drawing no.BS248/120D and BS248-102B accompanying Agents email dated 19/07/12).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BS248-093, BS248-091, BS248-101A, BS248-090, BS248-100C, BS2480-000A, BS248-092, BS248-001A, BS248/004A Tree Plan, BS248-102B and BS248-120D, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Prior to the commencement of any site works, the tree protection measures shown on approved drawing BS248/004A shall be provided. The measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policies G2, C9, C2, D1 and H13 of the South Oxfordshire Local Plan 2011.
