Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, 02, 03, 01, 09, 05C, 08C, 10, 11, 04, 13, 12, LOC-002, 06C and 07C, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of works hereby permitted samples of all materials to be used in the external construction and finishes of the works shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

That details of breathable insulation including the floor, wall and ceiling finishes shall be submitted to and approved in writing by the local planning authority prior to the commencement of the works. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

That all new windows and doors shall be provided in accordance with detailed plans at a scale of 1:5 or 1:20 as appropriate which shall have first have been submitted to and approved in writing by the Local Planning Authority. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.

That a report on the condition of the internal fixtures and fittings, including mangers, stall divisions and paviours, accompanied by a statement detailing how they are to be retained and re-used, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Reason: to safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.

No works shall take place on site prior to the making of a detailed record/implementation of a scheme of recording of the building(s). This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed by the Local Planning Authority. Reason: As the building is of archaeological/historic importance in accordance with Policies CON13 and CON14 of the South Oxfordshire Local Plan 2011.

That details of all new vents, flues and pipework shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Other than as approved by this condition, no other vents, flues or pipeworks shall be provided. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.
