The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P12/S2025/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 001, 002, 003 and 006, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P12/S2025/DIS

Prior to the commencement of development samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan 2011. Related application(s): P12/S2025/DIS

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory.

That a scheme for the landscaping of the north eastern boundary adjacent to the road shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of the development. The scheme shall be implemented as approved within 12 months of commencement of the development and retained thereafter, unless otherwise agreed in writing with the Local Planning Authority. Reason: to help assimilate the development into its surroundings in accordance with policies H13 and CON7.

The building hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Pear Tree Cottage. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.
