Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 12-0999/02, 12-0999/03, 12-0999/04 and 12-0999/01, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

No works shall take place until written approval has been given by the local planning authority to a sample of the new stonework, showing stone type, bond and mortar mix, to be used in the works. The sample shall be erected on the site of the works and retained until the works are complete, and the sample shall thereafter be removed from the site. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

The new windows must be recessed at least 75 mm back from the front face of the new stonework. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any works, large scale drawings (sections and elevations) of all new joinery for the windows and details of paint or stain finish to new windows shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

No new external drainage pipes shall be erected without prior consent from the local planning authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any works details of the rooflight (make and size) and a large scale drawing showing how the rooflight will be fixed to the roof shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved details. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any works a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the local planning authority and any such works shall be implemented in strict accordance with the details as approved. Reason: To preserve the character and appearance of the area/building Policies CON 2 and CON3 of the adopted Local Plan.
