Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 11033-P10, 11033-P11 and 11033-P12, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Polices CON2 and CON3 of the South Oxfordshire Local Plan 2011. Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details for all external doors, windows and rooflights Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Prior to the commencement of works samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

A sample panel of facing stonework showing the proposed stone to be used, size, coursing, pointing style and mortar type shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. All new and replacement rainwater goods shall be traditionally profiled metal and painted black. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That all works of breaking through the historic opening to create access in to the extension hereby permitted shall be carried out by hand or by hand-held tools only. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
