That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 3a, 2a, 1, K4811 T, K4811 F-S and K4811 E, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P13/S0273/DIS

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Details of dormer window roofs mouldings and surrounds b. Details of timber balcony screens c. Windows and doors at 1:5 and 1:20 Reason: To preserve the character and appearance of the conservation area and in accordance with Policies G2, G6, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011. Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Bricks b. Tiles Reason: To preserve the character and appearance of the conservation area and the setting of nearby listed buildings in accordance with Policies G2, G6, CON5, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.

Sample panels of facing brickwork showing the proposed colour, texture, face bond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: To preserve the character and appearance of the conservation area and the setting of nearby listed buildings in accordance with Policies G2, G6, CON5, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.
