The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority.

The high level windows, as annotated on the approved drawings, shall have minimum cill heights of 1.7 metres above the floor of the room in which the windows are installed and they shall be retained as such thereafter.

The roof lights in the rear extension shall only serve the ground floor room below, as annotated on the approved drawings. Unless otherwise agreed in writing with the Local Planning Authority, no first floor accommodation shall be added to the rear extension.
