The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P13/S0671/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2410/11 P4 and 2410/10 P5, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P13/S0671/DIS

Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the local planning authority. Reason: To safeguard the character of the area and the setting of the adjacent listed building in accordance with Policies D1, G2, G6, CON5, CON7 and H13 of the South Oxfordshire Local Plan 2011. Prior to the first use of the two storey extension hereby permitted the external walls shall first have been painted to match the colour of the walls of the existing cottage. Reason: To safeguard the character of the area and ensure the details of the development are satisfactory in accordance with Policies D1, G2, G6, CON5, CON7 and H13 of the South Oxfordshire Local Plan 2011. Prior to the commencement of development details of the render to be used in the external finish of the new dormer window shall be submitted to and approved in writing by the local planning authority. Reason: To safeguard the character of the area and the setting of the adjacent listed building in accordance with Policies D1, G2, G6, CON5, CON7 and H13 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for the Oak tree at the front of the cottage, and the tree shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" and shall have been submitted to, and approved in writing by, the local planning authority. The agreed measures shall be kept in place during the entire course of development Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. External joinery details at a scale of 1:20 b. Size and catalogue number of the proposed Rooflight Company rooflights Reason: To safeguard the character of the property and of the Berrick Salome Conservation Area in accordance with Policies H13 and CON7 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2008 (or any Order revoking or re-enacting that Order) no first floor windows or other openings shall be inserted at any time in the north-west or south-west facing elevations of the two storey extension hereby approved. Reason: To safeguard the amenity of the occupiers of the adjoining property in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
