The application site and its surroundings have a spacious character and appearance. The proposed development, due to the density, siting, size, bulk and massing of the dwellings would result in an overdevelopment of the site. As such, this proposed backland development would fail to respect the established character and appearance of the area and is contrary to the provisions of the South Oxfordshire Local Plan 2011, in particular Policies G2, G6, D1 and H4 and guidance contained within The South Oxfordshire Design Guide and The National Planning Policy Framework.
