Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 906/II 1A, SK1, 906/ii 5SK4 (1) and 906/ii 5SK4 (2), except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Prior to the commencement of development, samples of all new bricks and flint to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the local planning authority.
Reason: To safeguard the character of the area in accordance with Policies G2, G6, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.
No development shall take place until written approval has been given by the local planning authority to a sample panel of all external walling materials to be used in the development. This panel should demonstrate the brick bonding, the joint detailing and the final appearance of the mortar. The sample panel shall be erected on the site of the development and retained until development is completed, and the panel shall thereafter be removed from the site.
Reason: To safeguard the character of the area in accordance with Policies G2, G6, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.
That a specification for a lime mortar to be used in the construction of the wall hereby permitted shall be submitted to and approved in writing by the local planning authority.
Reason: To safeguard the character of the area in accordance with Policies G2, G6, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.
That, notwithstanding the details shown on the approved plans, and prior to work commencing on site, a detailed drawing of archways to be incorporated into the construction of the wall, to make allowances for the future growth of the adjacent trees, shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.
That, notwithstanding the requirements of condition six, the development hereby permitted shall be implemented in full accordance with the arboricultural method statement dated March 2012. The protection measures outlined in the statement shall be retained for the duration of construction operations.
Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.
