The development to which this permission relates shall be begun not later than the expiration of three years beginning with the date of this permission. Reason: To comply with Section 91 to 95 of the Town and County Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to commencement of development, the developer shall submit a programme of archaeological investigation and recording to be approved in writing by the Waste Planning Authority. No development shall take place except in accordance with the approved programme. Reason: To ensure that adequate archaeological investigation and recording is undertaken prior to the development taking place. Policy: OMWLP PE9

No development shall take place until a Construction Traffic Management Plan (CTMP) has been submitted to and approved in writing by the Waste Planning Authority. No construction works shall take place other than in accordance with the approved plan. Reason: In the interest of highway safety Policy: OMWLP W3, SOLP T1

All vehicles, plant and machinery related to this permission within the site shall be fitted with and use effective silencers. Reason: To minimise the adverse impact of noise generated by the operations on the local community. Policy: OMWLP PE18

No mud or dust shall be deposited on the public highway. Reason: In the interests of highway safety. Policy: OMWLP W3

The development shall be carried out in accordance with the proposed ecological mitigation and enhancement measures identified in appendix C of Ecological Impact Assessment (dated June 2012). The implementation of the proposed ecological mitigation and enhancement measures shall be completed prior to the first operation of the development. Reason: To ensure the protection of flora and fauna and to ensure the development results in biodiversity enhancement Policy: SEP NRM5
