Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, 15/01 and 15/02D, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Samples of materials to be used for the external walls and roof of the extension hereby approved shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be cast iron. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
