Removal of single and three-storey extensions, erection of new two-storey extension with additional basement storey, erection of single storey link extension, and internal and external alterations and replacements (as amended by drawing numbers 100 - P2 & 102 - P2 accompanying email from agent dated 28 May 2012 & as amplified by email from agent dated 28 May 2012).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 0-001-P1, 0-003-P1, 013-P1, 012-P1, 0-104-P1, 103-P1, 101-P1, 011-P1, 010-P1, A3-02-P2, 057-P1, 065-P1, 014-P1, 100-P2 and 102-P2, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the local planning authority.
Reason: To ensure that the details of the development are satisfactory, to safeguard the special architectural or historic interest of the listed buildings and to safeguard the landscape quality of the Chilterns Area of Outstanding Natural Beauty in accordance with Policies of G6, C2, CON2, CON3, H13 and D1 of the South Oxfordshire Local Plan 2011.
That a sample panel of facing brickwork showing the proposed colour, texture, facebond, mortar mix and pointing shall be provided on site and approved in writing by the Local Planning Authority before the commencement of the development. The sample panel shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel.
Reason: To ensure that the details of the development are satisfactory, to safeguard the special architectural or historic interest of the listed buildings and to safeguard the landscape quality of the Chilterns Area of Outstanding Natural Beauty in accordance with Policies of G6, C2, CON2, CON3, H13 and D1 of the South Oxfordshire Local Plan 2011.
That prior to the commencement of the development, large scale sections through the proposed link, including glazing, fascia details and junctions with the coach house and new extension shall be submitted to and approved in writing by the Local Planning Authority.
