That having regard to the excessive scale and design, the proposed dwellings would appear bulky and out of keeping with the existing development along Old London Road. The size and design does not reflect the existing character of the street and would be harmful to the character and visual amenity of the street scene. The proposal fails to accord with policies G2, G6,H4, and D1 of the South Oxfordshire Local Plan 2011 and the South Oxfordshire Design Guide.

That particularly having regard to the proposed dwellings depth, height and siting in close proximity to the side boundaries of No11 and No19 Old London Road, the proposed development would have an overbearing and oppressive effect upon those adjoining properties. The development would be harmful to the amenity of occupants of those properties, contrary to policies H4 and D4 of South Oxfordshire Local Plan 2011.
