Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in the application to seek permission for the development and the plan numbers 6683 (B), 6851 (C), S10-288-P001 (B), AT01, 6746 accompanying such application except as modified by conditions of this permission unless otherwise agreed by the Deputy Director (Growth & Infrastructure) in writing. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of three years beginning with the date hereof. Reason: By virtue of the provisions of Section 91 (1) (a) of the Town and Country Planning Act, 1990.

That no development shall take place until the trees on the site which are to be retained and which are adjacent to or within the development area, have been protected during building operations by means of a protective fence around the edge of the canopy of the trees in accordance with B.S. 5837: 2055, and with the written requirements (copy attached) of the Deputy Director (Growth & Infrastructure) relating to the protection of trees. Furthermore, no works or storing of plant or materials shall be carried out within the fenced area. Reason: To ensure the protection of trees on the land and to preserve the amenities of the locality (C9:SODCLP2011).

That the land be landscaped and planted with hedgerows (including hedgerow planting alongside the playing field boundary adjacent to the Old School House) in accordance with a comprehensive planting and landscaping scheme first approved by the Deputy Director (Growth & Infrastructure) and that hedgerows so planted be properly maintained and that in the event of any of the hedgerows dying or being seriously damaged or destroyed within a period of five years from the completion of the development new hedgerows be planted and properly maintained in a position or positions as first approved by the Deputy Director (Growth & Infrastructure). Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development (G2, G4, C9: SODCLP2011).

That all planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting season following the occupation of the buildings or the completion of the development, whichever is the sooner, and any trees or plants which within a period of five years die, are removed or become seriously damaged shall be replaced in the next planting season with others of similar size and species, unless the Deputy Director (Growth & Infrastructure) gives written consent to any variations. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development (G2, G4, C9: SODCLP2011).

Prior to the commencement of the development the final details of new fencing and gates shall be submitted to and approved in writing by the Deputy Director (Growth & Infrastructure). Reason: In the interests of the visual amenities of the area and neighbouring residents and to ensure the creation of a pleasant environment for the development (G2, G6, C9: SODCLP2011).

Within six months of the first use of the playing field the school shall review and update the actions within their School Travel Plan using their online Travel Plan Progress Monitor. Reason: In the interests of highway safety and to encourage more sustainable measures of transport (T1, T2, T3: SODCLP2011).

Prior to the commencement of the development a Construction Travel and Management Plan shall be submitted to and approved in writing by the Deputy Director (Growth & Infrastructure) in consultation with the Local Highway Authority. This Plan shall include details of the routes used by Heavy Goods Vehicles and all other construction vehicles crossing the site, delivery times, details of visibility splays to be provided for the temporary vehicular access, the location of the site compound and temporary haul road and details of how these works will be reinstated to their original condition. The development shall be undertaken strictly in accordance with the Construction Travel and Management Plan as approved at all times. Reason: In the interests of highway safety and of the safety of school users (T1, T2, T3: SODCLP2011).

The playing field shall only be used by the school as a school playing field and/or recreational teaching space during school hours only. Reason: In the interests of the amenities of the neighbouring residents (CF2, E5: SODCLP2011).

Prior to the commencement of the development a surface water drainage scheme for the site shall be submitted to and approved in writing by the Deputy Director (Growth & Infrastructure). The scheme shall subsequently be implemented in accordance with the approved details before the development is completed. Reason: To prevent the increased risk of flooding, to improve and protect water quality, improve habitat and amenity, and ensure future maintenance of the scheme (EP5, EP6, EP7: SODCLP2011).

Prior to the commencement of the development the final type, size and location of storage sheds shall be submitted to and approved in writing by the Deputy Director (Growth & Infrastructure). Reason: In the interests of the visual amenities of the area and neighbouring residents and to ensure the creation of a pleasant environment for the development (G2, G6, C9: SODCLP2011).

Prior to the commencement of the development details of the new footpath link between the two existing school sites shall be submitted to and approved in writing by the Deputy Director (Growth & Infrastructure). Reason: In the interests of the visual amenities of the area and neighbouring residents and to ensure the creation of a pleasant environment for the development (G2, G6, C9: SODCLP2011).
