The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P12/S0660/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, CMP-002, CMP-003, CMP-001A, J404-01 and BLO-001A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the ground level of the summerhouse shall be no higher than the level of 46.30 as shown on plan J404-01. Reason: To ensure a satisfactory form of development in accordance with Policies G6 and C2 of the South Oxfordshire Local Plan 2011.

The walls of the development shall be stained dark brown, details of which shall be submitted to and approved in writing by the local planning authority before the commencement of the development. Reason: To safeguard the character of the area and to help assimilate the development into its surroundings in accordance with Policies G6 and c2 of the South Oxfordshire Local Plan 2011.

The summerhouse hereby permitted shall not be occupied at any time other than for purposes incidental to enjoyment of the dwellinghouse known as Old Copse Cottage. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
