Conditions / Refusal Reasons
That, given the rural location of the barn within the Beckley conservation area and to the sensitive positioning of the barn extension within close proximity to the grade I listed church, the large area of proposed glazing within the roof would have a detrimental effect on the character of the former barn and would represent an inappropriate extension to the former agricultrual building which would result in an unsympathetic roofscope of a traditional former agricultural building. This would be contrary to Sections 131 and 135 of the National Planning Policy Framework, to policies G2 and H13 of the South Oxfordshire Local Plan and to advice within the South Oxfordshire Design Guide paragraph 7.3.1 and 7.4.2 and to advice contained within English Heritage's document The Conversion of Traditional Buildings.
