Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans under application P08/W1232,SD01, SD02, SD03, SD04, SD05, SD06, SD07 except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of development samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Great Milton Conservation Area in accordance with Policy CON7 of the South Oxfordshire Local Plan 2011.

Sample panels of facing brick and stone work showing the proposed materials to be used, size, coursing and pointing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panel shall remain on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the character and appearance of the Great Milton Conservation Area in accordance with Policy CON7 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a) windows and doors at a scale of 1:20 and 1:5 (section and elevation) Reason: To safeguard the character and appearance of the Great Milton Conservation Area in accordance with Policy CON7 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the local planning authority and any such works shall be implemented in strict accordance with the details as approved. Reason: To safeguard the character and appearance of the Great Milton Conservation Area in accordance with Policy CON7 of the South Oxfordshire Local Plan 2011.
