Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 11/J253/PK/005, 11/J236/PK/100, 11/J253/PK/101, 11/J253/PK/102, 11/J253/PK/103, 11/J253/PK/104, 11/J253/PK/105 and 11/J253/PK/106, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON7, D1, G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of The Town and Country Planning (General Permitted Development) (Amendment) (No. 2) (England) Order 2008 (or any order revoking or re-enacting that Order), no window(s), door(s) or other openings other than those shown on the approved plans shall be inserted at first floor level in the rear (north-west facing) elevation of the development hereby permitted.
Reason: To safeguard the amenities of adjoining occupiers in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
a. External joinery details at a scale of 1:20
Reason: To safeguard the character of the property and the Warborough Conservation Area in accordance with Policy CON7 of the South Oxfordshire Local Plan 2011 and with advice contained within PPS5.
