Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Floor_Plans_&_Elevations_proposed_PE-001 Received 08 March 2012 and BLO-001C, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the local planning authority.
Reason: To safeguard the character of the area and the setting of the listed building in accordance with Policies CON5, D1, G6 and H13 of the South Oxfordshire Local Plan 2011.
That development shall not begin until a detailed specification of the type, design and external finish of all windows, conservation style rooflights and external doors has been submitted to and approved in writing by the Local Planning Authority. The window and door details should be submitted at a scale of 1:5 and 1:20.
Reason: To ensure that the details of the development are satisfactory.
That the first floor window within the south facing elevation of the outbuilding hereby permitted shall have a floor to cill level of not less than 1.7 metres.
Reason: To ensure that the development is not unneighbourly by reason of overlooking in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of The Town and Country Planning (General Permitted Development) (Amendment) (No. 2) (England) Order 2008 (or any order revoking or re-enacting that Order), no windows, doors or other openings other than those shown on the approved plans shall be inserted in the roof of the development hereby permitted or in the walls at first floor level.
Reason: To safeguard the amenities of adjoining occupiers and the setting of the listed building in accordance with Policies H13 and CON5 of the South Oxfordshire Local Plan 2011.
