The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P12/S0921/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1510.16A, 1510.1, 1510.17A, 1510.20, 1510.21 and 1510.18C, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P12/S0921/DIS

Prior to the commencement of development samples of any new bricks and tiles to be used in the external construction and finishes of the development hereby permitted, including the boundary wall shall be submitted to and approved in writing by the local planning authority. Reason: To safeguard the character of the area in accordance with Policies D1, G6, H4 and CON7 of the South Oxfordshire Local Plan 2011.

The building hereby permitted shall be designed and constructed to attain a Level 3 star rating in accordance with the Code for Sustainable Homes. Reason: To ensure sustainable development in accordance with Policy D8 of the South Oxfordshire Local Plan 2011.

That the scheme shall be implemented in accordance with the tree protection measures detailed in the Nicholsons Arboricultural Method Statement dated December 2011. Reason: To safeguard trees which are visually important in accordance with Policies C9, CON7 and D1 of the South Oxfordshire Local Plan 2011.

That any damage to the attached brick wall which forms the boundary with Aston Street shall be made good within two months of the first use of the dwelling hereby approved. All works of making good to the wall shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: to safeguard the character and appearance of the street scene and the conservation area special in accordance with Policies D1, G6 and CON7 of the South Oxfordshire Local Plan 2011.

A Sample panel of facing brickwork for the dwelling and new wall showing the proposed colour, texture, Flemish facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panel shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: To safeguard the character and appearance of the conservation area and the setting of surrounding listed buildings in accordance with Policies CON5 and CON7 of the South Oxfordshire Local Plan 2011.
