Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 7_01, 7_02, 7_03A and 7_04, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials for the wall of the extension hereby approved shall be rubble walling and stone coloured render, the roof materials shall match those on the existing dwelling. Reason: To ensure that details of the development are satisfactory in accordance with Policy G6 of the South Oxfordshire Local Plan 2011.

Upon the granting of this planning permission the planning permission dated 21 October 2011 granted by the council under reference P11/W1382 shall be treated in all respects as having been revoked and no development authorised by the said planning permission shall thereafter be undertaken on the land. Reason: As the implementation of both permissions would constitute an overdevelopment of the plot resulting in poor standards of amenity for the neighbouring properties, contrary to Policy H13 of the South Oxfordshire Local Plan 2011.
