The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P12/S0320, P12/S0338

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, D/02, D01B - ground and D08A - side, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P12/S0320

Prior to the commencement of works a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the local planning authority and any such works shall be implemented in strict accordance with the details as approved. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011 and with advice contained within PPS5. Prior to the commencement of works a schedule of repairs for works to the chimney following the removal of the timber panelling shall be submitted to and approved in writing by the local planning authority and any such works shall be implemented in strict accordance with the details as approved. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011 and with advice contained within PPS5.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011 and with advice contained within PPS5.

Prior to the commencement of works a schedule of works that demonstrates how the cornice and dado rail on the rear wall of the new utility room will be protected during the works shall be submitted to and approved in writing by the local planning authority and any such works shall be implemented in strict accordance with the details as approved. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011 and with advice contained within PPS5.
