The creation of a first floor balcony in this location is neither historically or architecturally accurate and there is no precedent for a feature of this kind on a Georgian building.The proposal will result in the loss of an existing window which appears to be original and the loss of part of the wall beneath the window. In addition, the eaves detail of the balcony, the modern, functional balcony railings and the detail of the French window are inappropriate for this grade II, Georgian, listed building. The loss of historic fabric and the inappropriate details of design would detract from the character, special historical and architectural qualities and setting of the listed building contrary to Policies G2, G6, CON2, CON3, CON5 and H13 of the adopted South Oxfordshire Local Plan and advice contained in PPS5 - Planning for the Historic Environment.
