The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, Amended elevation plan Rev A Nov 2011 and Amended roof plan revision A Nov 2011, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P11/W2385/DIS, P12/S0496

Prior to the commencement of works samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors at a scale of 1:5 and 1:20 has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

The walls of the extension shall be constructed in brick in Flemish bond with grey headers. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.
