That. having regard to the existing 19th Century gable extension on the rear of the cottage, which is mirrored at number 35 Nuneham Courtenay, the proposed extension would unbalance the symmetry of the rear of the buildings and substantially obscure the important cat slide style roof on the rear of the property. In conjunction with the projection of the extension beyond the existing gable extension the different phases of the building's history would merge and blur the definition of this existing element. The resulting impact would significantly harm the building's special architectural and historic character of the listed building contrary to Policy CON2 of the South Oxfordshire Local Plan 2011.

Insufficient information accompanies the application outlining the significance of the stair case, which is shown to be removed and replaced, and the significance of the existing layout and proportions of the existing rooms and their contribution to the historic floor plan. These elements of the proposals are potentially harmful to the special interest and character of the listed building. The proposed works are contrary to Policy CON3 of the South Oxfordshire Local Plan 2011 and Policy HE6 of PPS5 Planning for the Historic Environment.
