Conditions / Refusal Reasons
That, having regard to the existing 19th Century gable extension on the rear of the cottage, which is mirrored at number 35 Nuneham Courtenay, the proposed extension would unbalance the symmetry of the rear of the buildings and substantially obscure the important cat slide style roof on the rear of the property. In conjunction with the projection of the extension beyond the existing gable extension the different phases of the building's history would merge and blur the definition of this existing element. The resulting impact would significantly harm the buildings special architectural and historic character of the listed building and harm the character and appearance of the Nuneham Courtenay Conservation Area contrary to Policies G2, G6, D1, CON2, CON7 and H13 of the South Oxfordshire Local Plan 2011 and the South Oxfordshire Design Guide 2008.
