That, having regard to the proposed creation of a very long access driveway which would run down the entire length of the rear garden of number 75 Wantage Road, close to its boundary, the proposal would be unneighbourly by way of noise and disturbance detracting from the residential amenity of occupants of that dwelling contrary to policies H4 and D4 of the adopted South Oxfordshire Local Plan.
That the proposed design and layout of the development, in particular the long access road and the over engineered turning areas and driveways, would result in a form of development which would be out of keeping with and harmful to the established character of the area contrary to policies H4 and D1 of the South Oxfordshire Local Plan and the South Oxfordshire Design Guide.
Insufficient information has been submitted with the planning application to establish whether the proposed development may affect a site of archaeological interest or potentially of archaeological importance contrary to policy CON12 of the South Oxfordshire Local Plan and advice contained in PPS5.
