Conditions / Refusal Reasons
That the site lies within the Oxford Green Belt where only limited extensions of existing dwellings can be considered appropriate development. Policy H13 of the adopted South Oxfordshire Local Plan 2011 stipulates that outside the built-up limits of larger and smaller Green Belt villages, extensions will be limited in size to 40% of the volume of the original dwelling. The property has already benefited from substantial extensions, well in excess of the 40% maximum allowance and the proposed extension would result in disproportionate additions over and above the size of the original building. It therefore represents inappropriate development which is, by definition, harmful to the openness of the Green Belt. There are no very special circumstances to justify this inappropriate development. The proposal is therefore contrary to Policy GB2 of the adopted South Oxfordshire Local Plan 2011 and to advice contained within PPG2: Green Belts.
