Conditions / Refusal Reasons
That having regard to its size and scale, the proposed outbuilding would be tantamount to the creation of a new dwelling and the existing and new dwelling would have insufficient standards of privacy, amenity and parking, contrary to Policies H13 and H5 of the adopted South Oxfordshire Local Plan and to advice contained within the South Oxfordshire Design Guide.
That having regard to its size, scale and inappropriate design details and to the fact that the building would close an important open gap within the street scene, the development would be harmful to the character of the area, contrary to Policies D1, G2 and H13 of the adopted South Oxfordshire Local Plan 2011 and to advice contained within the South Oxfordshire Design Guide 2008.
That particularly having regard to its size, scale and siting in close proximity to the boundary of the adjoining property to the north, the proposed building would have an overbearing and oppressive effect upon that adjoining property and would overshadow and reduce light to the rear garden to the detriment of the amenity of the occupants of 24 Greenmere and contrary to Policy H13 of the adopted South Oxfordshire Local Plan 2011 and to advice contained within the South Oxfordshire Design Guide 2008.
