Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BS100-000, BS100-93, BS100-94, BS100-95, BS100-96, BS100-97, BS100-89, BS100-90, BS100-91, BS100-92, BS100-200, BS100-299, BS100-001, BS100-216A, BS100-215A, BS100-201, BS100-202A, BS100-203 and BS100-214A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of works samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area and the listed building in accordance with Policies CON2, CON3 and CON7 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in strict accordance with the details as approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2, CON3 and CON7 of the South Oxfordshire Local Plan 2011.

That the samples required by condition 3 above shall include the use of slates and lead for the roofs of the existing and proposed extension. Reason: To safeguard the character of the area and of the listed building in accordance with Policies CON2, CON3 and CON7 of the South Oxfordshire Local Plan 2012.

All new rainwater goods shall be cast iron painted black. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

That details of all new windows and doors shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To safeguard the special architectural or historic interest of the listed building and the conservation area in accordance with Policies CON2, CON3 and CON7 of the South Oxfordshire Local Plan 2012.

That other than shown on the approved plans or may be agreed by condition 4 above, no other external drainage pipes shall be provided. Reason: To safeguard the special architectural or historic interest of the listed building and the conservation area in accordance with Policies CON2, CON3 and CON7 of the South Oxfordshire Local Plan 2012.
