That the site lies outside the built up limits of Tiddington and the self-contained unit of residential accommodation would be tantamount to the creation of a new dwelling and would detract from the character of the surrounding countryside contrary to criterion (i) of policy H6 which seeks to resist new dwellings in the countryside. The remote location of the development would also result in unsustainable development with the occupants being dependent on a vehicle to access employment, services and facilities, contrary to Policies H6 and T1 of the adopted South Oxfordshire Local Plan and to advice contained within PPS1 and PPS3.
