Conditions / Refusal Reasons
That the site is located in the open countryside and within the Chilterns Area of Outstanding Natural Beauty. The erection of a new dwelling in this location would be contrary to the provisions of the South Oxfordshire Local Plan 2011 particularly policies C2, G2, G4 and H6 and would not meet all of the tests required by PPS7. Whilst the Local Planning Authority is of the opinion that the design of the house reflects the highest standards in contemporary architecture and is sensitive to the defining characteristics of the local area, it does not consider that it would result in a significant enhancement of its immediate setting. It is considered that as the site occupies a sensitive location in the Chilterns Area of Outstanding Natural Beauty it should contribute in all three respects in order to justify a departure from the Development Plan.
