Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 11.0601.PBP2, 11.0601.PBP1, 11.0601.P2, 11.0601.P1 and 111225/1, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The extraction system shall be installed in line with the recommendation described in the report provided by Paragon Acoustics reference: 2667_ENA_1 dated 20 January 2012.
Reason: In order to protect the amenity of nearby neighbours in accordance with Policy EP2 of the adopted South Oxfordshire Local Plan 2011.
In accordance with the findings of the above report the LAeq measured 1 metre from the rear bedroom window of 2 Sherwood Road shall be no louder than 19dB.

The premises shall only be open for custom between the hours of 17:00 - 23:00 Tuesday to Sunday.

Prior to the first use of the premises, the parking and turning areas shall be provided in accordance with the submitted plan drawing 11/0601/PBP1 and shall be constructed, laid out, surfaced, drained and completed and shall be retained unobstructed except for the parking of vehicles at all times.
Reason: In the interest of highways safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.
That prior to the commencement of the use hereby permitted, details of the internal acoustic soundproofing to be installed between the ground and first floor shall be submitted to and approved in writing by the Local Planning Authority and thereafter implemented as approved.
Reason: To protect the amenity of the residential property at first floor in accordance with Policy EP2 of the adopted South Oxfordshire Local 2011.
