Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, D051/02A, D051/23A, D051/24 and Proposed Door dwg no 01, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the works hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the appearance of the development and in accordance with Policies CON2 and CON5 of the South Oxfordshire Local Plan 2011 and with advice contained within PPS5.

All rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details at a scale of 1:20 for the aluminium doors and roof light b. Eaves detail of the extension at 1:10 Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.
