Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 11016-P01 Rev A and 11016-P02 Rev A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

No development shall take place until the applicant has secured a programme of archaeological works in accordance with a written scheme of investigation which has been submitted to and approved by the local authority, advised by English Heritage. Reason: To secure the potection of and proper provision of any archaeological remains in accordance with Government advice set out in PPS5 and in accordance with Policies CON 11, CON 13 and CON 14 of the South Oxfordshire Local Plan.

No development shall take place until details of ground disturbance associated with this proposal (including services and foundations) have been submitted to and approved by the local authority, advised by English Heritage. Reason: To secure protection and proper provision for any archaeological remains in accordance with Government advice set out in PPS5 and in accordance with Policies CON 11, CON 13 and CON 14 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of development, sample materials for the roofs ( handmade clay tiles and natural slate) shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies D1, CON 2 and CON 3 of the South Oxfordshire Local Plan

All rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.
