That the raising of the eaves and the doubling in the height of the existing outbuilding through the replacement of the shallow pitch roof with a dual pitch would significantly increase the bulk of the double garage and its prominence within the street scene and would close the existing first floor gap between Hunters Moon and Corner Ways. This would serve to detract from the rural and open character of the area and would be detrimental to the openness of the Oxford Green Belt, contrary to Local Plan Policies G2, G4, G6, GB2, GB4 and H13, which aim to ensure that development protects and reinforces local distinctiveness and protects the rural character of the countryside and the open nature of the Green Belt. The proposal would also be inappropriate in the Green Belt, contrary to the advice given in PPG2 "Greenbelts".
