Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, PF001, drawing OP1, LOC 001 except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That all works of making good the retained fabric shall be carried out to match the existing materials, finish and texture. Reason: To preserve the special interest of the Listed Building in accordace with Policy CON3 of the adopted South Oxfordshire Local Plan.

Upon the granting of this listed building consent, the listed building consent dated 15 February 2011 granted by the Council under reference P10/W1958/LB shall be treated in all respects as having been revoked and no works authorised by the said permission in relation to the external position of the flue shall thereafter be undertaken on the property. Reason: As the implementation of both consents would be un-desirable and deterimental to the listed building, contrary to policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.
