That having regard to the size of the plot, the character of the surrounding area and the proposed design, the provision of a detached dwelling on this site represents a cramped and incongruous form of development that would not reinforce local distinctiveness to the detriment of the character of the area. As such the development would be contrary to Policies G2, G6, D1, and H4 of the adopted South Oxfordshire Local Plan 2011.

The proposal would involve the loss of front garden and lead to a form of development dominated by the parked car. The proposal would detract from the character and appearance of Drake Avenue contrary to Policies G2, G6, D1, D2 and H4 of the adopted South Oxfordshire Local Plan and the advice contained in the South Oxfordshire Design Guide Section 3.3.1.
