Internal Alterations to rationalise the layout of the two dwellings. This includes removal and relocation of staircase in the attached cottage. Conversion of garage into garden room with alterations to the main door to a window and insertion of window into wall facing main door. Insertion of dormer to relocated bathroom in farmhouse (As amended by drawing numbers 2299-2-11a & 14a and 2299-4-11a accompanying a photograph & letter from Agent dated 27 may 2011).
Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2299-3.13, 2299-1.01, 2299-2.02, 2299-4.01, 2299-1.02, 2299-3.11, 2299-3.12, 2299-2.11a, 2299-4.11a and 2299-2.14a, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Prior to the commencement of works samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
a. The new dormer window at a scale of 1:10 and including the side and front, sections through the frame and panelling and opening lights.
b. The new French windows to the Garden Room at a scale of 1:10 in elevation and full sections through the frame and panelling.
c. The new casement windows to the Garden Room at a scale of 1:10 in elevation and full sections through the frames and opening lights.
d. Details of all new vents including size, material and location.
Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
All new rainwater goods shall traditionally profiled metal and painted.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
That all new drainage shall be run internally.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
