Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, Dwg No: KHGM/01 and Dwg No: KHGM/03, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of works samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. This shall include the finish of the weatherboarding. Reason: To safeguard the character of the area and the setting of the listed building in accordance with Policies CON2, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

That the roof light to the south east elevation of the extension shall be of a conservation style design. Reason: To protect the character and setting of the listed building in accordance with Policies CON2, CON5 and CON7 of the South Oxfordshire Local Plan 2011 and with advice contained within PPS5.

All rainwater goods shall be constructed of traditionally profiled metal and painted black. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2, CON5 and CON7 of the South Oxfordshire Local Plan 2011.
