Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 10.332.PL.003A, 10.332.PL.004A, 10.332.PL.005A, 10.332.PL.006A, 10.332.PL.007A, 10.332.PL.011A, 10.332.PL012A, 10.332.PL.014A, 10.332.PL.015A, 10.332.PL.016A, 10.332.PL.017A, 10.332.PL.018A, 10.332.PL.001A, 10.332.PL.002.A and 10.332.PL013B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P12/S0536, P12/S2151/DIS

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011. Prior to the commencement of works samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

All rainwater goods shall be traditionally profiled metal and painted black. Reason: To ensure that the details of the works are satisfactory in accordance with Policies D1 and CON3 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details for all new doors and windows. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Sample panels of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.
